Why an On-Site Appraisal Can Make or Break Your Fix-and-Flip Project

When evaluating a fix-and-flip property, many investors and lenders rely on desktop analyses, automated valuation models, or broker price opinions (BPOs).

While these tools can be helpful in certain situations, they often miss critical details that can significantly impact a property's value.

In the video below, Andrew Prey of Maverick Appraisals shares a real-world example from a recent inspection for a fix-and-flip loan.

During the inspection, Andrew discovered a unique room that some investors might assume qualifies as living area square footage. However, because the room still contained a garage door, it could not legally be counted as gross living area. This seemingly small detail could have a substantial impact on the property's after-repair value (ARV).

Rather than simply noting the issue in the report, Andrew was able to provide immediate feedback to both the borrower and lender. By documenting the condition and explaining exactly what improvements would be necessary, the investor gained clear guidance on how to maximize the property's value before resale.

The Value of an Appraiser's Expertise

A professional appraisal offers much more than a number on a report. An experienced appraiser can:

  • Identify property features that may not qualify for value adjustments.

  • Spot issues that could impact financing or resale potential.

  • Provide guidance on improvements that may increase market value.

  • Help lenders and investors make more informed decisions.

  • Deliver accurate ARV valuations based on current market conditions.

Why Site Visits Matter

No desktop review can fully replace an experienced appraiser walking through a property. On-site inspections often reveal details that photos, public records, and automated systems simply cannot capture.

For fix-and-flip investors, these insights can mean the difference between a profitable project and an unexpected setback.
