BPO vs. In-Person Appraisal: Why Seeing the Property Matters

When making a lending or investment decision, having an accurate understanding of a property's value is critical. While a Broker Price Opinion (BPO) can provide a quick estimate based on market data and comparable properties, it doesn't always tell the whole story.

That's where an in-person appraisal can make a significant difference.

A BPO Is an Opinion of Price — Not an Appraisal

A Broker Price Opinion is typically prepared by a licensed real estate broker or agent and provides an estimate of what a property may sell for based largely on comparable properties and current market information.

BPOs certainly have their place. They can be useful when a quick indication of price is all that's needed.

But when a lender is making a decision involving significant capital, there is an important question to consider:

How much do you really know about the property without seeing it?

An in-person appraisal goes beyond simply looking at the numbers.

Some Things You Can Only Discover at the Property

Property records can tell you square footage, lot size, year built, and other basic characteristics. Comparable sales can tell you what similar properties have recently sold for.

But neither necessarily tells you the full story of the subject property.

During an in-person appraisal, the appraiser has an opportunity to observe the property's actual condition, quality, layout, improvements, and other characteristics that may influence its market value.

That can mean identifying things that aren't obvious from the data alone.

A property may look great on paper but need substantial repairs. Another may have renovations, upgrades, or characteristics that aren't adequately reflected in available records.

For a lender, those details matter.

Better Information Helps Reduce Lending Risk

This becomes particularly important for hard money and private lenders.

When you're lending against real estate, the property is an important part of your risk analysis. Relying on an incomplete picture of that property can introduce unnecessary uncertainty into the decision.

An in-person appraisal provides another layer of due diligence.

Instead of relying primarily on what databases and comparable sales suggest about the property, you're getting an independent valuation from a professional who has actually been there.

That additional insight can help lenders:

  • Better understand the property's current condition

  • Identify characteristics that could affect marketability or value

  • Evaluate relevant comparable sales in context

  • Make more informed lending decisions

  • Reduce surprises after a loan has already been funded

Seeing the property is only part of the equation.

For lenders, AMCs, and real estate investors, the question shouldn't simply be:

"What's the fastest way to get a value?"

It should also be:

"Do I have enough information to make a confident decision?"

That's the value of putting an experienced appraiser on the ground.
